Ukrainian Housing Demand in Spain Surges

Demand for homes from Ukraine on Idealista has doubled in the past year, with interest concentrated in Alicante, Valencia, and Barcelona. Discover the key trends in the Spanish housing market.

According to Idealista/data, the demand for homes for sale on Idealista from Ukraine has doubled in the past year and has nearly tripled compared to 2020, surpassing 91,000 searches so far this year.

The three provinces generating the most interest are Alicante, Valencia, and Barcelona, which account for almost 60% of total searches this year. While the three provincial capitals stand out, there is also demand in other municipalities such as Torrevieja, Benidorm, Gandía, Cullera, Badalona, Castelldefels, and Hospitalet de Llobregat.

The next provinces with the most searches are Málaga, Asturias, Madrid, Tarragona, Girona, Santa Cruz de Tenerife, and Murcia, followed by Castellón, Balearic Islands, and Almería, all with over 1,100 entries so far in 2022. Notably, there is interest in municipalities such as Alcorcón in Madrid; Marbella, Estepona, Benalmádena, or Mijas in Málaga; San Pedro del Pinatar and Cartagena in Murcia; Arona and Adeje in Santa Cruz; and Langreo or Gijón in Asturias.

In contrast, the central peninsula (except for Madrid) and the westernmost areas show the lowest numbers. Guadalajara, Ávila, Ciudad Real, Albacete, Cuenca, Cáceres, Zamora, Soria, and Jaén, for example, record fewer than 100 searches this year, with Ceuta and Melilla being the least attractive destinations in Spain for Ukrainians searching for housing (combined, these autonomous cities barely reach ten searches).

Looking at the year-on-year increase, we find that interest has surged in the last year across various provinces, from Alicante (231%) and Castellón (201%) to Cádiz (277%), Granada (502%), or Sevilla (298%). Navarra (493%) and Ourense (690%) also show significant increases.

This growing demand continues to drive property transactions in Spain by Ukrainians. According to the latest real estate statistics from the Property Registrars for the third quarter of the year, Ukrainians were the twelfth most prominent nationality in the residential market (behind the UK, Germany, France, Romania, Belgium, the Netherlands, Morocco, Italy, Poland, Sweden, and China) and recorded the second-largest increase in transactions made by foreigners since spring, following Polish buyers.
