We will start with a meeting at our office, where we will explain the tax aspects related to the purchase and provide an estimate of the total costs. We will also address any questions you may have. Then, we’ll proceed with visits to the selected properties, showing you not only the homes but also the surrounding areas, including key infrastructure, services, and places of interest to give you a complete understanding of the area.
If you find the perfect property and decide to move forward with the purchase, we will assist you with signing the reservation or deposit contract and guide you through the rest of the process. If not, and you're not fully convinced by the properties you’ve seen, we can continue with visits to other options.
At this point, many of our clients choose to grant us power of attorney so they don’t need to travel from their home country. We offer this option and will accompany you to the notary to streamline the legal process of the purchase.
At this stage, the purchase decision is formalized. There are several administrative and tax steps that must be properly completed. Here’s a step-by-step guide:
Pre-reservation applies only to projects awaiting the Building License granted by the local City Council. The developer offers the properties in pre-sale to expedite the commercialization of the project, although the exact date for obtaining the license is unknown. This estimate usually ranges between 3 and 6 months. In this case, properties can be pre-reserved with an amount between €3,000 and €10,000. The buyer can withdraw at any time since the project may undergo changes.
The next step is to sign a deposit agreement, a binding contract between the buyer and the seller that establishes the terms of the purchase, such as the final price and payment dates. This agreement ensures that both parties meet the agreed-upon conditions and protects you in case of breach.
Types of Deposit Agreements:
Penitential Deposit: If the buyer withdraws, the amounts paid are not refunded. If the seller withdraws, they must return double the amount received.
Conditional Deposit: If the deposit agreement includes a specific clause (for example, obtaining a mortgage, and the buyer does not receive bank approval), the seller must automatically return the amount received.
If the property is under construction and delivery is expected to be more than a month away, the developer will request installment payments. With each of these payments, the developer will provide a bank guarantee. The payments typically range from 25% to 50% plus VAT (during construction), with the remaining amounts due on the day of the key handover at the notary’s office.

The final payment will be made by bank check, either with your own funds or through a mortgage, to complete the transaction immediately and receive the keys to your new home.
