Record-Breaking Home Purchases by Ukrainians in Spain

In the first half of 2023, Ukrainian home purchases in Spain reached record levels, with a 73% increase compared to 2021. Discover how the conflict has impacted the real estate market.

In the first half of the year, transactions have reached record levels, and the demand for homes for sale is growing rapidly in different areas of the country.

Nearly eight million Ukrainian citizens have left their country since the outbreak of the conflict with Russia at the beginning of the year, according to UNHCR. Thousands of refugees are living in temporary accommodations, while others have moved in with family or have opted to buy homes in various destinations.

In Spain, the demand and purchases of homes by Ukrainians have surged in recent months, reaching unprecedented figures.

According to notarial data, in the first half of the year, coinciding with the start of the war, citizens from Ukraine purchased 1,237 homes in Spain, a 73% increase compared to the first half of 2021 and nearly 60% above the average recorded over the last 15 years (774 units). Additionally, this marks the highest record in the historical series compiled by notaries since 2007.

Notarial operations formalized by Ukrainians began to gain momentum starting in 2016, reaching a peak of 939 transactions in the first half of 2018. Compared to the average recorded during the real estate boom years (175 semiannual transactions between 2007 and 2009), the current volume of sales is up to seven times higher. The demand for housing is also growing widely, both by location and by type of property.
