Notaries report that the average price per square meter paid by Ukrainians for homes in the first half of the year was €1,612, significantly below the average for all foreigners (€2,062/m²). In fact, they rank as the fourth nationality with the lowest average amount, surpassed only by Ecuadorians (€1,198/m²), Romanians (€1,097/m²), and Moroccans (€964/m²). This is in contrast to the over €2,700/m² paid on average by buyers from Northern Europe and the United States between January and June. Therefore, most properties are of medium-low price.

The typical profile of homebuyers from Ukraine is that of "families with children, and in some cases single mothers with children, who have public assistance, as well as citizens carrying the stigma of everything happening in Ukraine."

In most cases, Bermúdez emphasizes, they are potential buyers with a medium-low purchasing power who seek homes without high demands and are very price-conscious. The deputy director of Donpiso also adds that, in general, they are looking for properties with two or three bedrooms located in provincial capitals or medium-sized towns, particularly near Madrid and Valencia for the real estate group.

However, some real estate agencies are also detecting demand within the luxury market. They report an uptick in demand since early summer, not only in the purchase market but also in rentals.

"The most common profile is families looking for homes with terraces and/or houses with gardens. The average rental price we are closing is €3,200 per month, and in terms of sales, starting from €500,000."

I would dare say that Spain is the most popular destination for Ukrainians, and therefore expatriates who have the opportunity to buy are purchasing properties for both temporary living and investment.
